There is currently an existing Holiday Inn Express directly adjacent to this three acre property. Once this new HIE is completed and opened, the older HIE will convert to Comfort Inn. This existing 67 room HIE is doing an $85 ADR at over 60% annual occupancy.
The Bozeman Belgrade area is the fastest growing area in all of Western Montana. A new True Value Hardware, Bank and Regional Hospital are under construction directly across the highway. This Belgrade
I-90 freeway interchange is the route to West Yellowstone and the main Yellowstone National Park entrance.
Belgrade is seven miles west of Bozeman on I-90. The airport is just two miles from this hotel site. Other hotels in Belgrade include a Super 8 and LaQuinta Inn, in addition to the existing Holiday Inn Express.
There is also a Country Kitchen Restaurant next door. City water and sewer have recently been installed and are available to the new hotel building site and remaining development acreage.
The land owner is not a developer and this is his primary reason for selling the land and project.
